Ecological Land Management & Stewardship (abbreviated here to ELMS), prices its projects based on competitive & fair hourly operating rates in order to cover expenses and labor while providing affordable & high quality services to landowners.
Landowner satisfaction, and quality of work are our priorities at ELMS. We know that your land is one of, if not your most valuable asset. ELMS cares about quality work that leaves ecosystems & landowners with great results.
These hourly operating rates may moderately vary depending on the complexity of the project or additional expected expenses with the project. For example: brush hogging a heavily grown-in field may cost more than a field that has been mowed annually. This is due to additional equipment expenses that are incurred to ELMS, that justifies a higher rate. A final rates will be set before the project begins and after an initial site visit or project discussion. Additional work added by landowners during the project will be set at agreed rates.
ELMS rates start at $40/hr for projects with no equipment hauling or specialized equipment use. Some projects that are at this rate are mapping projects, management & resource planning, boundary line marking, general deed research, timber harvest marking or layout, ecological monitoring, invasive species removal with hand tools, blazing, tree planting, informational signage creation, and general trail work without chainsaws.
ELMS rates for brush saw work including (pre-commercial thinning, trails clearing, or invasive species treatment) start at $42/hr.
ELMS rates for dry masonry work start at $43/hr.
ELMS rates for work with tractors including (mowing, tractor involved invasive species removal, post hole digging) start at $64/hr.
Project with multiple rates? ELMS calculates this based on the project time spent at each rate. For example: If you have one half day of mowing work and one half day of boundary line work done by ELMS. For half of the day you will be charged the mowing rate and the rest of the day you will be charged the no equipment rate.
A note on expendables:
Most expendable expenses are not included in these rates. For example: tree marking paint, boundary line marking paint, lumber, fasteners, seedlings, mileage, forestry flagging tape, trails signage, cruise paint, and crushed stone. Certain consumables like fuel and brush saw blades, are already included in the brush saw rates. ELMS is happy to work in different pricing structures if landowners choose, given that the project times can be quantified. For example: if ELMS understands how long it will take to do a inventory plot, ELMS will accept contracts that pay by the plot.
